Here’s why you should contact a Realtor as soon as you decide to (or are thinking about) buying or selling a house:

You can ask questions and receive guidance very early on in the process. In the modern real estate market, there is no one size fits all approach and often, what I find with my clients, is that we need time to understand each other and develop a plan that is tailored to their unique situation.

An important part of the process, that a lot of agents skip over, is helping their clients determine their priorities, preferences and educating them on the market which then leads to creating that plan together. This takes time and it certainly doesn’t start with writing an offer or listing a home.

In my opinion, most buyers/sellers are hesitant to contact an agent before they are actually ready to do one of those things because they are afraid of being pressured, or “sold” on something by that agent. This is a huge red flag and unfortunately, it’s all too common.

A true representative will take the time to listen to you and guide you to a successful purchase or sale no matter how long that process takes. A shady “salesperson” will try to get you to act fast so they can make a quick buck and look out for themselves.

So don’t feel like you are wasting anyone’s time, reach out for help or guidance as soon as you have questions that need to be answered. If you are honest about your situation and your plans, you should feel respected and supported by the Realtor you are speaking to. If you don’t, you can move on and know that you saved yourself a headache and avoided working with somebody that doesn’t deserve your trust.

Somehow, the number of new homes being built in Canada is getting worse than it already was!

Ontario housing starts are down 38% in Q1 2025 from Q1 2024 which was already a slow year for home building. Meanwhile, every level of government has been talking about needing to build more homes in Canada for the past year (finally) in an effort to make homes more affordable in our country.

Keep in mind that all they did the previous 8 years was target the demand side and try to deter people from buying homes that they (the government) thought shouldn’t be participating in the market. Think investors, flippers, foreign buyers, really anyone they could point the finger at and say “they are causing our housing crisis”.

However, governments have changed their tune and now want to address the lack of new supply in our country.

But in order to get more homes built, people need to pay for them to be built and at the moment, there is a complete lack of demand for new homes in our country.

Why? Prices for new homes are very high, considerably higher than resale homes. Timelines for new homes to be completed are very long and unattractive to buyers. The system is broken.

And the reality is, we are building as many homes now as we did in the 70’s while our annual population growth has tripled.

The only option is this: remove taxes and fees from the cost of new homes and reduce the amount of time it takes to build new homes in Canada. If we don’t the writing is on the wall and we are headed for a housing disaster.

The government of Canada has no right to step into a private industry and compete against Canadian homebuilders. Fundamentally I have an issue with this, it’s a massive overstep. Our government thinks that every aspect of our lives should be under the supervision of our elected officials, rapidly expanding government into areas they have no business being in. I am all for affordable housing being built by private companies in our country and the only way that is going to happen is reducing or removing as many fees, taxes and government levies on each new home that is built in Canada. If you think the government is going to magically start building homes at a lower cost than any developer or builder in our country, think again.

The REAL Market Report: March 2025

Here is the main headline for our market: Sales are bottoming out big time and the market is moving along at a glacial pace. Last month, the 344 sales that happened in London were 52.38% of the 10 year average. That is so much lower than anyone thought it could have been even on a worst case scenario. The last time something like this happened was in April 2020 when the world basically shut down at the onset of COVID. That month there were 291 sales which was 42% of the 10 year average. May 2020 was 57% of the 10 year average which shows you just how bad the sales numbers were last month.

Why? Buyers are concerned about the economic and political landscape that we are living through, no surprise, as things seem to shift on a daily basis. Are we even facing any tariffs from the States now? Is anyone? China is, we know that.

These are uncertain times (I think I’ve heard that somewhere before) and it’s hard for most people to make big life decisions with this amount of noise. This is the first month however that it seems to have taken a toll on new listings, of which there were 765 in March. That is about 78% of the 10 year average which is also well below the norm over the past two years. We have been seeing new listings at 100-120% of the 10 year average.

We still added inventory last month though and there are now 1465 active listings available for sale in London.

Remarkably, the average sale price has remained flat, defying the odds and continually avoiding a complete nosedive. The 640,000 average is within 1% of both the previous month and March 2024. How does that make sense at all? Sellers are not desperate nor are they distressed. In fact, most people are selling now before they buy giving themselves plenty of time to market their property and attain market value.

There really aren’t any words good enough to express the grief and sadness our family is feeling. My mom passed away last Friday after fighting for 22 days on life support since the heart attack that put her in the hospital. She gave everything she could to try to come back to us, but despite the amazing care she received from the remarkable team of doctors and nurses that cared for her, it was too much to overcome.

I could write a novel about what my mom meant to me. Throughout my life, she was my biggest fan, providing unwavering support and guidance during the best and worst times I have experienced. She was the perfect example of how to love and care for the people that mean the most to us, always going the extra mile for our family and friends to show that she cared and wanted every moment to be special.

She was fun loving, competitive, passionate, adventurous and happy. I have special memories of us playing golf, pickleball, board games together. We travelled together, spent a lot of time at the cottage or down in Florida together.

She was exceptionally hard working and dedicated to LHSC where she worked for almost 40 years. From our perspective, we saw the sacrifices she made and the effort she put in to her career, which wasn’t always easy to accept, but my mom was doing the work that was important to her and making our health care system better for countless people who will never even know her name. It has been very meaningful to hear all of the kind words that her peers and co workers have shared with us about their experiences and memories of my mom at the hospital.

We will mourn this exceptional loss for a long time, probably for the rest of our lives. I am deeply saddened by the fact that my daughter will grow up without my mom to love and support her. All we can do is remember her for the amazing, strong woman she was and to live our lives to the fullest, with the utmost compassion and love for the people around us, the same way she always did.

The REAL Market Report: February 2025

Two months in and the story of the market is this: low sales. Suffice it to say, buyers have a lot on their minds right now given the political and economical landscape in Canada.

These are historically low sales numbers which is indeed surprising when we look at how strong 2024 ended.

But somehow, prices are not only holding strong, they are actually up from a year ago by 5% and that is not a rounding error. That’s a meaningful bump.

Lower interest rates are helping in the affordability arena, giving buyers more purchasing power and lower qualifying rates. This is helping to bolster the average sale price in our area but they key to this stat is actually on the sellers side.

Price stickiness is very real because sellers are often far from distressed. Few homes are selling at a discount. It might take some time, but in a lot of cases, the sellers that can wait are getting a number that they want.

Active buyers might be frustrated by their lack of leverage while sellers might be frustrated by a lack of buyers.

That is the tale of the tape for now. We will wait and see if tariffs or lower rates move the market in a different direction.

Buyers will go through the ugliest, dirtiest homes you can imagine but one thing that they won’t put up with: bad smells.

It’s the biggest turnoff that a buyer can experience and you need to make sure that your house isn’t killing your sale with any off putting scents.

To begin with, don’t do anything in your home that will leave an unattractive smell. Smoking is the number one no no. Pet odours are number two and are also most common. So stay on top of these things from the get go and save yourself a headache down the road.

Now, if your house does smell bad (or you just want it to smell a little better) here are some products to consider:

1. Wall plug ins or sprays. These can be overbearing, chemically and distracting to buyers. Often times if I walk into a house that has an obvious “Febreze smell” both myself and my clients are wondering “what smells are they covering up?” Use these sparingly.
2. Scented candles. These often leave a much more charming scent and double as a way to “set the mood” both for you and for a homebuyer. Again, don’t pick anything too overwhelming and go for a scent that is neutral and not chemical smelling.
3. A diffuser. And I’m not talking about a steam diffuser that you load essential oils into. Those are kind of ugly and can create health problems. The diffuser I like is literally cologne or perfume for your house. It leaves an enticing aroma throughout the space and gives your home a high end feel. I love these.

Scents I would avoid: burning incense. Using heavily scented cleaning products right before a showing. Car fresheners, and yes, I have seen these in a house before.

The REAL Market Report: January 2025

The first month of the year is over, we have the stats and they are finally exciting! The market did a complete 180 on the trend of sales increasing from September to December last year with a 26% decline year over year. Was that due to the threat of tariffs?

Average sale price jumped to its highest point in the month of January since 2022. How does that equate while sales dropped and active listings grew?

Two main points to make here:

1. While the stats point to a strong buyers market, in reality that is not the case. Over half of the active listings in London have been on the market since last fall and are clearly not as attractive to buyers as the true new listings that are hitting the market. Those are selling fast, sometimes in competition.
2. Are the tariffs ever going to happen? Regardless, the uncertainty that our overall economy faces due to the possibility of tariffs is definitely impacting the market right now.

So my big question and main focus moving forward: are sales going to continue to decline further due to all of this uncertainty?

Seller PRO Tip: clean your tile grout. It’s such a small thing that you likely don’t even think about as a homeowner. But little touches like this send a clear message to a buyer: this house is well taken care of. And it does make a large visual impact.

Holiday family fun! An action packed couple of months that was filled with milestones and memories!

These “Bidding War” stories are crazy. I prefer the term multiple offer scenario but most people just like to call them bidding wars.

Obviously buyers will do some crazy things to “win” a house when they are competing with other buyers, sometimes for very good or odd reasons.

This type of strategy isn’t that common right now because there is so much inventory available for buyers to look at, that if you’re a buyer you can likely avoid competing at all if you really don’t want to.

However, if you find the right one, and a lot of new hot listings are going into multiple offers right now, just be prepared, do your homework and make a confident decision.

Testimonial Tuesday. I always bring honesty and expertise to the table but it doesn’t always happen this fast. Sometimes it does, most times it does not. Regardless, find you a realtor that knows what they are talking about and doesn’t try to BS you.

What is the market going to look like in 2025? Will prices go up? Will sales go up? If you read this article from the Financial Post, you might think the market is about to explode from pent up demand and lower interest rates. However, they failed to outline any factors that might negatively impact the market such as the economy, unemployment, excess inventory and the difficulty of buying and selling in this market. Now I’m not saying the market isn’t going to go up 10% this year, but it’s important to consider all aspects of the market and form your own educated opinion. That is my goal: to provide you with information to consider so you can do just that. If you think this is valuable information, please let me know! One week into the 2025 real estate calendar, new listings appear to be jumping off the page (similar to 2024). In reality, a lot of these homes (almost 60%) were listed in 2024 and didn’t sell, also very similar to 2024. Buyers are craving new inventory! Any well priced home in a good area should draw plenty of interest. For all those homes that are being relisted, an attractive new price could bring you the buyer you are looking for. Sticking with the same price you haven’t sold at=stale inventory. For buyers: there are a lot of homes that have been sitting on the market, potential steals. Any hot new inventory will bring competition. For sellers: not a lot of new competition. Price your home well and get it sold!

The REAL Market Report: December 2024. Happy new year everyone! December certainly followed our recent trends in the London real estate market. New listings were high compared to the 10 year average, sales continued to recover relative to historic trends and compared to earlier in 2024. The big mover and shaker was the active listings which dropped to a little over 1100 available homes compared to over 1800 active listings in the late fall. This is a massively important factor when considering the outlook for the 2025 spring market (which actually starts now). For the past four months straight, an increase in the number of sales and declining available inventory indicate two things: more buyers entering the market and less choice available to those buyers. All of this, if it continues, could lead to an increase in prices, a trend that is typical of the “spring market”. There were 10% price increases from January to May/June in both of the last 2 years aka the softest markets of all time. I am going to do another video this week looking ahead to what a lot of industry participants are anticipating to be a very busy 2025.

Apparently if you move to the west end of London you avoid all of the snow… that’s just what I’m hearing. So if that sounds appealing to you, I can get you there!

The REAL Market Report: October 2024. A big change in the number of sales category. Much stronger results from last month coincide with the first decline in active listings on a monthly basis since the start of the year. If sales continue to increase (which they have two months in a row now) and active listings decrease, that will represent a fundamental shift in the supply/demand relationship for our market. Depending on the degree of change in both of those categories, it could affect prices in a big way come spring time. But there will need to be a serious reduction in available inventory for that to happen. This is what I will be most paying attention to over the winter and into the spring.
