January 2023 Market Update

The calendar year has turned and that brings a new perspective for a lot of home buyers and sellers. As things ramp up into the spring market, where do we stand right now? It would appear that there are a lot of listings on the market, but I'm going to argue that most of these listings don't matter to buyers, nor will they have an impact on the actual flow of the market early this year.
